EDWARD R. DALE
Certified Public Accountant
L A Professional Accoummrry Corpora Hou
February 29 , 1992
-i-
San Joaquin County Planning Division r yar
1810 East Hazelton Avenue Ldi i, 1C C1' i5lv'1
Stockton, CA 95205
attention: Loree Goold
This letter is in response to our notice of a variance
apnlicatio to %zsy mi;timum lot size for the property located at
3421. IT. Helen Lane, Stockton California. We own the property
located next to the subject property (shown on the map as Rex
Blosser) and strongly object to the proposed lot split to create
two lots from the existing 1 . 64 acre lot and house.
We purchased the property in July of 1991 and one of the
reasons for our deciding to move out to this area was the large lot
sizes and the distance between us and our neighbors . All of the
current homes are located on large lots of 1 . 50 acres and larger.
To split this lot into t:ao lots and houses is inconsistent with the
baTahceof`the houses on Helen Lane- and the--atmosphere- of ahe .area.<.,
It would create a neighbor much closer to our house than currently
NNW and would not be an acceptable situation for us . If we had known
of this potential lot split at the time of our purchase, we would
have been reluctant to purchase the home.
When you purchase a home in an area like Helen Lane, you do so
with the understanding that it is a country area and the size of
the lots and the space thus provided is part of what makes this
area special . It also is reflected in the price that one pays for
a property in this area . To split this lot in two will have a
negative effect on everyone who lives in the area. The party
seeking the lot split should know that this is not consistent with
the area and ;•could cause problems for those left behind. The
subject property has been for sale for almost a year now and this
is an obvious attempt to maximize the price of the property by
splitting it into two. They will not be around to see what is left
behind and obviously do not care. Monetary problems of wanting
more -for your property than it is north is not our problem and we
are not willing to stiffer for the convenience of someone who will
not even be around.
' Sincerely
Edward R. Dale, C. P .A.
3031 West March Lane, Suite 212 West, Stockton, California 95219
Stockton (209) 474-2599 Modesto (209) 575-0938 roll Free (800) 540-0634 FAX (209) 474-2785
