No development is being proposed directly <br /> adjacent to the Byron Road/UPRR corridor pipelines,and all school facilities are <br /> sited to conform to state regulations for safety. The existing PG&E gas <br /> distribution line would be rerouted to follow future MHCSD arterial roadway <br /> alignments as development in the pipeline area occurs per the Facilities <br /> Fi <br /> Agreement between the MHCSD and PG&E. <br /> Community Edge Treatments <br /> i+ All community edge treatments required by the Master Plan and SPIT would be <br /> �I provided. The edges include the Northern Community Edge along Old River. A <br /> cross-section of the community edges is shown in Figures 3-9 and 3-10. <br /> i <br /> I Public Safety <br /> Per requirements of the MHCSD,the Master Plan,and future conditions of <br /> approval for the Tentative Subdivision Maps north of Specific Plan I (SPI),the <br /> € i applicant would be funding,and possibly constructing on behalf of the MHCSD, a <br /> second permanent fire station (with equipment)as part of the implementation of <br /> SPII. This facility is envisioned to be located north of Byron Road, near the <br /> intersection of future Mountain House Parkway and Central Parkway in <br /> Neighborhood K just east of Neighborhood J, as recommended by the MHCSD's <br /> fire protection provider,the Tracy Rural County Fire Protection District(which <br /> Fj has contracted with Tracy Fire to provide fire protection services to Mountain <br /> House)(see Figure 2-3). The second fire station would be constructed at a time <br /> determined by the MHCSD to fulfill the Master Plan requirements, as well as the <br /> MHCSD's Fire Protection Plan requirements. <br /> Police services and ambulance services would be provided by the MHCSD <br /> through contracts with service agencies. The San Joaquin County Sheriffs <br /> �.� Department would provide police services, and ambulance services would be <br /> determined by the MHCSD. Further, it is assumed that a permanent law <br /> enforcement substation, as required by the Master Plan,would be constructed at <br /> a location to be determined by the MHCSD. <br /> Off-Site Development <br /> Improvements such as the water and wastewater plants,the raw water pump <br /> station and conveyance line,and Modesto Irrigation District electrical substation <br /> have been the subject of separate environmental review and are now <br /> constructed.
