The findings and results for the Partial Response to Mountain House Master Plan Chapter Six.as presented in <br /> this report are as follows (the reference in the parentheses following each entry identifies the corresponding <br /> mitigation requirement): <br /> 1. Mapping of pipelines, including existing and abandoned fuel lines (Appendix A, Figure 5), has <br /> been completed. There are two active and one abandoned petroleum product pipelines within 500 <br /> feet.of Neighborhood L and Town Center. There is one PG&E natural gas line transecting Town <br /> Center (see item 7 below). There is one abandoned petroleum product pipeline transecting <br /> Neighborhood D. In addition, there are several irrigation pipelines/waterways on the Site. Near <br /> surface irrigation pipelines and drains will be removed during Site grading. The deeper <br /> agricultural drains may be abandoned in place (Master Plan, Chapter 6, Section 6.8.1, Page <br /> 6.14). <br /> 2. Mapping of abandoned gas wells and investigation of appropriate closures has been completed. <br /> There is one plugged and abandoned dry-hole located within the northwestern portion of <br /> Neighborhood L (Appendix A,Figure 5). DOGGR records indicate that the well was plugged <br /> with cement to five feet bgs,'the casing was cut, and a 1/4-inch steel plate was welded on the top of <br /> the casing. No productive gas well is or has been located on or within 500 feet of the Site. <br /> Previously recorded possible sources of hazardous substances are located on the Site (Appendix <br /> A, Figure 5). The pesticide storage areas include two areas in Neighborhood L, three areas in <br /> Town Center,- and two areas in Neighborhood D. A possible former gas station was indicated in the . <br /> northeastern comer of Town Center. Aboveground storage tanks (ASTs) were indicated in <br /> Neighborhood L and Town Center(it is possible that the suspected underground storage tank could <br />' have been an AST in Town Center). During the March 2004 reconnaissance and during the <br /> .- November 2004 Site reconnaissance, no storage of agricultural chemicals was observed on <br /> Neighborhood L. An AST was identified on APN 209-030-04 (Neighborhood L) during the March <br /> 2004 reconnaissance(Master Plan, Chapter 6,Section 6.8.4, Page 6.17). <br /> 3. Site Searches/Asscssments in accordance with ASTM Standards were completed in the Phase'I <br /> ESA of Neighborhoods D, K, and L and Town Center. The search radius was extended by one <br /> mile over ASTM guidelines in anticipation that it would be useful for other areas in the Mountain <br /> House project. Several properties were identified in the Environmental Data Resources, Inc. <br /> (EDR) search of available government records. Only one property had a relevant file and no <br /> recognized environmental conditions were identified in conjunction with this property (Master <br /> Plan, Chapter 6, Section 6.8.2,Page 6.14). <br /> 4. Pesticide and herbicide testing of soils was completed as part of the Limited Phase H ESA for <br /> Neighborhoods D, K, and L'and Town Center. The results of this testing showed detectable <br /> j pesticide or herbicide residue in the soil samples at or above the laboratory detection limits <br /> (Master Plan, Chapter 6, Section 6.8.4,Page 6.17). <br /> 5. Only three of the pole-mounted transformers observed on-Site were marked as non-PCB <br /> containing. However,no staining was observed on any of the transformers or on the soil beneath._ <br /> As of the time of this report, Condor has not received documentation regarding possible spills. <br /> (Master Plan, Chapter 6,Section 6.9,Page 6.20). <br /> 6. Safety of canals is a concern of Trimark and Byron-Bethany Irrigation. District (BBID). Two <br /> canals are located west of Neighborhood D. BBID posts signagc restricting canal access at points <br /> f of public access. Canal 120 is proposed to be plugged under Grant Line Road and the canal will <br /> t <br /> be removed from Neighborhood C. The segment of Canal 120 Iodated south of Grant Line Road <br /> will then be used as a reservoir with water supplied from Canal 155. The segment of Canal 155 <br /> - 1 <br /> i�l w CONDOR <br />
