Phase I Environmental Site Assessment <br /> Neighborhoods D,K,L,and Town Center,Mountain House,California <br /> Page 9 <br /> F- 3.3 SPECIALIZED KNOWLEDGE <br /> Condor is, and has been, involved with on-going work at the Mountain House town site. Several <br /> Mountain House related reports by Condor are cited in this text. These reports are noted within <br /> References Section 11.0 of this report. <br /> Reservoirs IA and IB are located in the southeastern portion of APN 209-170-02 (Neighborhood L) and <br /> are used for treated wastewater and the lands north and west of them are used for release of the treated <br /> wastewater. Monitor wells located throughout Neighborhoods K and L are used to monitor groundwater <br /> for the wastewater discharge.permit for the Mountain House Community Services District as required by <br /> the California Regional Water Quality Control Board. <br /> Past reconnaissance of the area indicated a fuel dispenser (possibly representative of a historic <br /> underground storage tank (UST),but previously observed as being connected to an aboveground tank), a <br /> barn, a house, and two ASTs were located in the current construction headquarters area of Town Center <br /> and indications of an underground natural gas pipeline(See Figure 5 in Appendix A) were also observed <br /> traversing the Town Center properties. <br /> 3.4 VALUATION REDUCTION FOR ENVIRONMENTAL ISSUES <br /> No valuation reduction for environmental issues was revealed. <br /> 3.5 OWNER,PROPERTY MANAGER,AND OCCUPANT INFORMATION <br /> The current owner of APNs 209-030-03 and -44; 209-040-09, -14, and =17; 209-050-09; 209-170-02; <br /> and 209450-11, is Trimark Communities, Inc. The current owner of APN 209-450-12 is Isabel F. <br /> E " Oliveira, and the current owner of APN 209-450-13 is Mary Maria Rocha. The current farming property <br /> manager/lessee for the agricultural land properties at the Site is Frank Arnaudo. <br /> 3.6 REASON FOR PERFORMING PHASE I ESA <br /> This Phase I ESA was performed to inquire into previous uses of the properties, assess the potential for <br /> encountering hazardous materials (potential recognized environmental conditions), and to review the <br /> implementation .of environmental mitigation .measures as required by San Joaquin County for the <br /> Mountain House Project, <br /> 3.7 OTHER <br /> None noted. <br /> 4.0 RECORDS REVIEW <br /> 4.1 STANDARD ENVIRONMENTAL RECORD SOURCES <br /> Locations identified in the ASTM specified databases within the specified search radii are included in the <br /> EDR Radius Map with GeoCheck't report in Appendix C. <br /> The search of the databases revealed information pertaining to six locations within.the specified search <br /> radii.They are as follows: <br /> • 17529 Grant Line Road . <br />€ • 19720 Grant Line Road <br /> 4M - <br /> il� CONDOR <br /> I <br /> i <br />
