Development within the project shall be subject to the payment of all applicable and <br /> lawfully enacted County fees, subject to the provisions of the Master Plan Development <br /> Agreement(i.e., the Amended and Restated MasterPlan Development Agreement By and <br /> Between County of San Joaquin and Trimark Communities Relative to the Development of <br /> Certain Property Within the Mountain House Community{"Development Agreement"))and the <br /> Specific Plan II Development Agreement(Specific Plan 11 Addendum to Development <br /> Agreement By and Between County of San Joaquin and Trimark Communities, LLC and <br /> Subsequent Development Agreement By and Between County of San Joaquin and Trimark <br /> Communities, LLC Relative to the Development of a Portion of the Mountain House Community <br /> (Specific Plan 11))("SPII Development Agreement))). [Development Agreement Section 2.5.3] <br /> Specific. The applicant for all subsequent development within Neighborhood K shall pay the <br /> Affordable Housing Impact Fee in effect at the time of building permit approval. [Development <br /> Agreement Section 2.5.3; SPII Development Agreement, Exhibit B-1 (C); and Mountain House <br /> Development Title Chapter 9-1270M] <br /> 5. Final Map Digital File: A digital file of the Final Map shall be submitted to the Community <br /> Development Department. The digital file format shall be consistent with requirements of the <br /> County Assessor and Community Development Department GIS division. <br /> Timing: prior to approval of Final Map(s). <br /> 6. Road Names: <br /> a. All subdivision road names shall be submitted to the Community Development Department ,1.01 <br /> for approval by the Director. Said road names shall comply with the"Standards for Road <br /> Names and Road Name Changes, Public and Private" of San Joaquin County. <br /> [Development Title Section 9-1150.18] <br /> 7. Addresses: <br /> a. Homes along Central Parkway shall give the appearance of fronting onto Central Parkway, <br /> with vehicular access provided from rear alleys or streets. Homes fronting onto Central <br /> Parkway and served by a rear alley shall be assigned a Central Parkway Street address. <br /> b. "T Lane","U Lane", and"S Lane"shall be unnamed alleys. However, these alleys may be <br /> identified with a letter or number for MHCS maintenance purposes so long as the <br /> identification at the alley is discrete. The identification may be on a small plaque or <br /> included with other information on a posted notice. The identification shall not be similar to <br /> a street sign. <br /> c. Posting of Address Information along Unnamed Alleys. If an address is posted along"T <br /> Lane", "U Lane",or"S Lane" it shall include the street number and street name of Central <br /> Parkway,"Q Street"and"F Drive", as appropriate. <br /> 8. Monitoring Program: The Final Map(s)shall comply with the attached Mountain House Master <br /> Plan and Specific Plan 11 San Joaquin County Mitigation Monitoring Program. <br /> 9. Monitoring Agreement: The applicant or the applicant's assignee shall fund the Community <br /> Monitoring and Mitigation Monitoring Programs. The applicant or the applicant's assignee shall <br /> also fund the County's efforts to monitor compliance with the Tentative Map conditions of <br /> approval.
