� I <br /> CONDITIONS OF APPROVAL <br /> LA-97-62 i <br /> Trimble Land Company <br /> Lot Line Adjustment Application No. LA-97-62 was approved by the San Joaquin County <br /> Community Deni' lopment Department on December 18, 1997, which is the effective date of <br /> approval. <br /> i <br /> I <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval <br /> of a Notice of Loot Line Adjustment. <br /> This approval will expire on June 19, 1999, which is 18 months from the effective date of <br /> approval, unlessa Notice of Lot !Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> i <br /> a. A"Notice of Lot Line Adjustment"shall be recorded prior to conveyance of property through <br /> deeds by the owner. Legal descriptions of the lands to be exchanged shall be submitted to <br /> the Surveyor's Office for review and forwarding to the Community Development Department. <br /> The legal descriptions shall be stamped and signed by a Registered Civil Engineer or a <br /> Licensed Land Surveyor. <br /> E: b. Any residential development on Parcel 1 shall require a Private Right-of-Way application <br /> from this department. <br /> C. The east line (new property line) of Parcel 1 shall be a minimum of 30 feet from the <br /> existing buildings. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Contact Person: Richard Hieb, 468-3000) <br /> 11 I <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is <br /> required. The new legal description shall be submitted to the Surveyor's Office for <br /> review. (Development Title Section 9-872.4) <br /> IN 1 <br /> b. The new legal description must reflect correct distances and qualifiers to avoid overlaps <br /> or�gaps. i <br /> h <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. The well must be repaired under permit and inspection by the Environmental Health <br /> Division (Development Title Section 9-1115.4[e]). Install an approved backflow <br /> prevention device or provide an air gap for backflow prevention on the irrigation well <br /> located on the front of the property near Henry Road. The air gap shall be equal to the <br /> size of the discharge pipe, but not less than six inches. The discharge pipe shall also <br /> have two '/,-inch slits extending six inches from the bottom of the pipe and opposite each } <br /> other. <br /> I I <br /> I <br />
