b. The existing private water wells shall be tested for the chemical Dibromochloropropane <br /> (DBCP) and nitrates prior to approval of the Parcel Map. Samples are to be taken and <br /> run by a State-approved lab. (Planning Title Section 9-10100-05) <br /> C. Construct an individual sewage disposal system on Parcel 1 under a permit and <br /> inspection by the Environmental Health Division at the time of development. (Ordinance <br /> Code Section 5-3003) <br /> d. Construct an individual domestic water well on Parcel 1 under a well permit and <br /> inspection by the Environmental Health Division at the time of development. (San Joaquin <br /> County Ordinance No. 1862, Section 511100) <br /> 4. SOUTH SAN JOAQUIN IRRIGATION DISTRICT: <br /> a. The owner shall execute the necessary documents and agreements to provide for the <br /> abandonment of service and the removal of irrigation structures for those parcels which <br /> will not continue to receive irrigation water. <br /> b. If irrigation service is to continue, the appropriate private irrigation easements shall be <br /> provided. For private irrigation easements, place the following note on the map near the <br /> location of the easement: <br /> 'A fsjze -foot-wide private irrigation easement shall be conveyed across (lots) (parcels) <br /> at the time of conveyance. The pipeline is to be installed at the owner's expense.' <br /> The note above, together with the owner consenting to the preparation and filing of the <br /> map, gives constructive notice to title companies, future property buyers, and the public <br /> of the requirement to provide a private irrigation easement as well as its size and location. <br /> C. The owner shall grant easements of sufficient width for all District facilities which may exist <br /> on the subject property to serve as a replacement for any prescriptive and/or unrecorded <br /> easements that are present. All existing recorded or newly dedicated District easements <br /> shall be shown on the Parcel Map prior to recordation. <br /> d. If the homesite area is lower than adjacent irrigated property, a permanent berm or ditch <br /> will need to be constructed around the homesite parcel to prevent accidental flooding <br /> from irrigation water. The property owner shall either verify field elevations or submit a <br /> written statement to the District to indicate that the property in question is not subject to <br /> flooding from adjacent irrigated property. <br /> Note: A copy of the letter received from the District in response to the application referral is <br /> attached for your review. <br /> 5. PACIFIC GAS & ELECTRIC: <br /> a. Ten-foot-wide public utility easements shall be required on all street frontages. <br /> b.
