land. The topography of the site is relatively flat, therefore, a proposed septic system design
would not have to be altered to accommodate slopes. Both parcels are currently in alfalfa and grain.
According to San Joaquin County Environmental Health Department records, there have been five
recorded cases of septic system modifications (Repairs/Additions) occurring in the 2 1/2 mile radius
study area. This study area was extended to 2 %2 miles from the regular one mile radius to obtain
sufficient data due to the low density housing. Two of these applications were for replacement of
the existing septic systems and the other three applications were for additional leachlines and pits.
[31 PROPOSED DEVELOPMENT OF THE SUBJECT SITE
As referenced earlier, it is proposed to divide a 128 Ac parcel into two parcels: Parcel 2 will be
87.93 Ac and Parcel 3 will be 40 Ac gross. It is our understanding parcel 1 consists of 87 Ac and
will be purchased by the McCarty Company. Each subject parcel is proposed to have a single
family residence as indicated on the attached plot map where the percolation tests were
performed.
141 SOIL PROFILE AND PERCOLATION TESTING
The Soil Survey of San Joaquin County indicates the soils of the subject parcels as Archerdale
clay loam for the top five foot horizon: Typically, the top 8 inches is a dark grayish brown clay
loam. The lower 16 inches to 60 inches of the subsoil is a brown clay. This soil description is
what was encountered in our subsurface soil investigation. In fact, during the course of drilling,
high clay content soil was encountered the entire length of the 24 foot borings. A change in
structure occurred at approximately 20 feet below grade in which a heavy gravel/cobble content was
encountered, although the soil still consisted of a high percentage of clay.
Our percolation tests were performed according to San Joaquin County Department of
Environmental Health regulations. The Field Test Data Sheet with the percolation test results
can be found in the Appendix. The perc tests performed on parcel 2 and parcel 3 were conducted
in the anticipated location of the leachfield area for both of the proposed residences as denoted
by Mr. Andy Van Dyk. No shallow percolation tests were performed on the two subject parcels
since there would have been little or no percolation due to the high clay content soil at the 42
2
