CONDITIONS OF APPROVAL <br />MS -92-77 <br />RICHARD D. SWANSON <br />Unless otherwise specified, all Conditions of Approval shall be <br />complied with prior to the approval of the Parcel Map. <br />Those Conditions followed by a Section Number or other Statutory <br />Requirement are based on Ordinance Requirements. Ordinance <br />Requirements cannot be modified. <br />1. DEPARTMENT OF PUBLIC WORKS: <br />a. A Parcel Map is required. (Planning Title Section 9- <br />9112) <br />b. Remainder shall be designated as "Designated Remainder" <br />on the Parcel Map. (Subdivision Map Act Section 66445) <br />C. The Traffic Impact Mitigation Fee will be required when <br />parcels are developed. The fee is due and payable at the <br />time of building permit application. (The fee currently <br />is $2,181.00 per single family dwelling unit in the <br />Escalon area. The fee shall be automatically adjusted <br />July 1 of each year by the Engineering Construction Cost <br />Index as published by the Engineering News Record.) <br />(Resolution R-90-304, R-91-1025) <br />d. The frontage improvements for Henry Road across Parcel 1 <br />shall be constructed in conformance with the standards <br />for one-half of a 60 -foot right-of-way rural road. The <br />construction of the frontage improvements w�.11 be <br />deferred, upon execution by the owner of a Deferred <br />Frontage and Roadway Improvement Agreement or a Secured <br />Deferred Frontage and Roadway Improvement Agreement with <br />a deposit equivalent to their estimated construction <br />costs prior to approval of the Parcel Map. (A $250.00 <br />fee currently is required for processing per Planning <br />Title Section 9-10502 in addition to a copy of the Grant <br />Deed, legal descriptions of Parcel 1 and an estimate. <br />The estimate and legal descriptions shall be prepared by <br />a Registered Civil Engineer with a <br />typical section drawing on a form to be supplied by the <br />Public Works Department and submitted to the Public Works <br />Department for approval. As an option the Department of <br />Public Works will prepare the drawing with estimate for <br />an additional fee of $100.00.) (Planning Title Section <br />9-9430, 9-9433) <br />
