HEWITT ROAD, LINDEN) <br /> The applicant has submitted the above referenced Minor Subdivision pre-application to <br /> subdivide a 9.89 acre parcel into four 2-acre parcels and a designated remainder. The <br /> property has a General Plan Designation of R/R (Rural Residential) and is zoned R-R <br /> (Rural Residential). <br /> The project site is located on the west side of S. Hewitt Road, 1,300 feet south of <br /> Copperopolis Road, Linden. <br /> The Community Development Department has reviewed the proposed Site Approval <br /> pre-application and offers the following comments: <br /> Lot Width <br /> Development Title Table 9-310.3 states that the minimum lot width in the Rural <br /> Residential zone is 150 feet. Parcels 1 through 4 have lot widths greater than 150 feet, <br /> measured along the proposed access easement. The designated remainder has a lot <br /> width greater than 150 feet, measured along Hewitt Road. <br /> Lot Size <br /> Development Title Section 9-1105.2(d)[6j states that in non-agricultural zones, septic <br /> systems will only be considered for parcels two (2) acres or more in size, except in areas <br /> zoned Rural Residential, where parcels one (1) acre or more in size will be considered if <br /> served by a public water system and public storm drainage system. No public services <br /> are available to the site. All proposed parcels, including the designated remainder, shall <br /> be a minimum of 2 acres in size. <br /> t <br />
