S4 <br /> FrINTRODUCTION <br /> aniaqua is proposing to create four lots from a 12.2 acre parcel of land owned by him <br /> Hewitt Road, Linden. The subject property is located near the north end of Hewitt <br /> , . iles north of Copperopolis Road. Mr. Zack Wong, P.E. of Wong Engineers has created <br /> the Tentative Parcel Map for this project. The following describes the land division areas: Parcel 1 <br /> is to be 5.25 acres, Parcel 2 and 3 are to be 2.1 acres each. Parcel 4 is proposed to be at the east end <br /> of the property and be 2.74 acres, which includes the ingress and egress road for Parcels 2, 3 and 4. <br /> Each lot is proposed to contain one single family residence, with minimal, if any, land area for a -2' <br /> second unit dwelling on Parcels 2, 3 and 4. <br /> According to the San Joaquin County Development Title, a Surface and Subsurface Contamination <br /> Report(SSCR) must be conducted prior to the time of Tentative Map submittal. The purpose of <br /> this report was to investigate the property for real or potential environmental contamination and <br /> report the findings to the Client and the San Joaquin County Environmental Health Department. <br /> This report complies with the San Joaquin County Ordinance, specifically 9-905.12(a) for a Surface <br /> and Subsurface Contamination Report. <br /> Our report addresses and evaluates non-point sources of hazardous materials, as well as potential <br /> point sources. Non-point sources of hazardous materials are nonexistent on the subject property. <br /> Non-point source hazardous materials on the property would have included agricultural chemical 3.2) <br /> residues from on-site applications. Point sources of hazardous materials investigated such as <br /> agrichemical storage/mixing areas that may have affected the property are also nonexistent. 3.g <br /> No chemical analysis was conducted for this investigation, nor was there an inspection of any on- <br /> site buildings for asbestos containing materials (ACMs). Since there are no municipal water and <br /> sewer utility hookups available, the proposed parcels created from this land subdivision will have <br /> domestic wells and on-site septic systems. <br /> SITE AND SURROUNDING PROPERTY DESCRIPTION <br /> Proposed Parcel 1 of the subject property currently contains two houses connected with a covered <br /> patio, a shed, a defunct chicken coop (layer) barn with an outside ha oom, a horse barn, and a <br /> small lean-to. The defunct chicken coop barn is presently used for storage of an old car and i) <br /> bathroom fixtures. Current zoning is Rural Residential. There are no structures, such as buildings, <br /> wells, septic systems, etc. on proposed Parcels 2, 3, and 4, and apparently never have been. <br /> The site is bordered to the north and to the south by rural residential parcels. No apparent <br /> agricultural production occurs in proximity to the property although there are parcels to the west and <br /> northwest, several miles away that have been farmed for many decades.
