CONDITIONS OF APPROVAL <br />PA -0500184 <br />Collett <br />Minor Subdivision Application No. PA -0500184 was approved by the San Joaquin County <br />Community Development Department on December 14, 2005. The effective date of approval is <br />December 24, 2005. This tentative map approval will expire on December 23, 2008, which is three <br />years from the effective date of approval, unless (1) all Conditions of Approval have been complied <br />with and (2) a Parcel Map has been filed with and accepted by the County Surveyor. <br />Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br />prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br />identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br />be modified, and other Ordinance requirements may apply. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT: Staff Contact: Cealy Lein 468-3136. <br />a. <br />TENTATIVE MAP: The Parcel Map shall substantially conform to the approved tentative map <br />dated July 25, 2005. <br />b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br />shall be placed on the Parcel Map: <br />(1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br />accept the inconveniences or discomforts associated with agricultural operations or activities, <br />such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br />inconveniencies or discomforts shall not be considered to be a nuisance. <br />c LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br />(1) All parcels shall have a minimum lot width of 150 feet, measured at a distance of 20 feet from <br />the front lot line. (Development Title Section 9-310.4) <br />(2) All parcels shall have a minimum lot area of 2 acres. (Development Title Section 9-310.3). <br />d. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br />(1) A proposed 25 -foot wide private easement for access to parcel 4, along the southern property <br />line of parcel 2. (Development Title Section 9-1150.15) <br />(2) The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br />instrument: <br />A. At the time of development of parcel 4, the entire length of the private right-of-way for parcel <br />2 shall be constructed and maintained to the standards required by Section 10-207 of the <br />Uniform Fire Code and applicable San Joaquin County Improvement Standards. <br />(Development Title Section 9-1150.15[c]). <br />Conditions of Approval - 1 - PA -0500184 <br />
