CONDITIONS OF APPROVAL <br />LA -96-25 <br />Smith <br />Lot Line Adjustment Application No. LA -96-25 was approved by the San Joaquin County Community <br />Development Department on July 19, 1996, which Is the effective date of approval. <br />Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of <br />a Notice of Lot Line Adjustment. <br />This approval will expire on January 18, 1998, which is 18 months from the effective date of approval, <br />unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br />2. <br />3. <br />COMMUNITY DEVE=LOPMENT DEPARTMENT: <br />a. A "Notice of Lot Line Adjustment" shall be recorded prior to conveyance of property <br />through deeds by the owner. Legal descriptions of the lands to be exchanged shall be <br />submitted to the Surveyor's Office for review and forwarding to the Community <br />Development Department. The descriptions shall be stamped and signed by a <br />Registered Civil Engineer or a Licensed Land Surveyor. <br />DEPARTME=NT OF PUBLIC WORKS: <br />a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is required. <br />A new legal description shall be submitted to the Surveyor's Office for review. <br />(Development Title Section 9-872.4) <br />b. The new legal description must reflect correct distances with qualifiers to avoid operlaps <br />or gaps. <br />C. This development is subject to reapportionment under the San Joaquin Area Flood <br />Control Agency Assessment District 96-1 (Flood Protection Restoration Project). An <br />application requesting the reapportionment of the unpaid portion of the assessment, <br />along with payment of the reapportionment fee, shaft be provided prior to recording of the <br />Notice of Lot Line Adjustment. <br />PUBLIC HEALTH SERVICES: <br />a. Destroy any abandoned wells under permit and inpsection by the Environmental Health <br />Division. (Development Title Section 9-1115.5(e)) <br />b. Destroy the seepage pit and/or privy on the property (pump and backfill) under permit <br />and inspection by the Environmental Health Division.
