PA-0200656 OF <br /> JOHN COSTAMAGNA. <br /> The applicants have submitted the above referenced Site Approval Pre-Application for a small <br /> winery to produce and store wine. The grapes will be crushed and processed off site. The <br /> wine is proposed to be stored in bulk and bottles in an existing 3,750 square foot building that <br /> will be converted to a wine storage building. Marketing events will also be conducted at the <br /> site. Approximately 2,500 cases or 5,942 gallons of wine. <br /> The project is located on the east side of Hidden Lakes Drive approximately 1,150 feet south of <br /> Woodbridge Road, north of Lodi. <br /> The Community Development Department has reviewed the pre-application and offers the <br /> following comments: <br /> Parking <br /> The Winery Use Type requires 2.5 parking spaces per 1000 sq. ft. of building. Based on the <br /> information provided by the applicant there will need to be a total of nine spaces including one <br /> van accessible space provided. For marketing events a total of seventeen parking spaces are <br /> required. (0.33 spaces are required per person attending the event). <br /> 4 trfa in9 Malc <br /> Development Title Section 9-1075.5(i) requires all parking spaces and maneuvering areas to be <br /> surfaced with chip seal or an alternative material. Should the applicant decided to use an <br /> alternative surfacing material the application needs to specify the alternative material that the <br /> applicant is proposing. <br />
