Should the applicant file a full application the following Uniform Building Code and Uniform Fire <br /> Code regulations will apply: <br /> BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> 1) The proposed use will change the occupancy from a U occupancy to a A-3 occupancy (U.B.C. <br /> Section 3405). The structure must be brought into compliance with all current code provisions <br /> including structural, plumbing, mechanical, electrical, energy and disabled access <br /> requirements. A licensed architect or registered engineer shall prepare all documents. <br /> 2) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24). <br /> 3) The Construction Site Plan shall indicate the following. <br /> (1) Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). <br /> (2) Provide identification signs for the parking space(s) including the "tow away" sign at <br /> each entrance or visible from each space (C.C.R., Title 24). <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R., Title 24). <br /> (4) Provide one van parking space. <br /> UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit. <br /> 1) Fire flow and hydrants will be provided for the proposed project by the use of: <br /> 1). NFPA 1231 of the National Fire Code (static water supply). <br /> 2) Fire department access roads shall be in accordance with section 902.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> 3) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> 4) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> 5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property C.F.C. 105.2.1 <br /> NOTE: The pre-application conference is designed to inform prospective applicants of General <br /> Plan consistency, zoning consistency, public improvement requirements, preliminary design <br /> constraints and opportunities, and major environmental and safety issues.
