CONDITIONS OF APPROVAL <br /> MS-92-180 <br /> CHARLES CANCILLA <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire three (3) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements . Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Parcel 1 shall be 2 acres and shall have a minimum of 100 <br /> feet of frontage on Peltier Road. (Planning Title <br /> Section 9-4010. 1) <br /> b. Parcel 2 shall have a minimum of 100 feet of frontage. <br /> (Planning Title Section 9-4010 . 1) <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3 , 002 . 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> d. Dedication to result in a 25-foot wide right-of-way from <br /> the centerline of Curry Avenue and Hogan Lane to the <br /> property line with 20 ' x 20 ' corner cut-off (snipe) at <br /> the intersection shall be required across the frontage of <br /> Parcel 1.
