CONDITIONS OF APPROVAL <br /> PA-1600079 (LA) <br /> DIEDE/KAUTZ/QUARTAROLI & ASSOCIATES, INC. <br /> Lot Line Adjustment application no. PA-1600079 was approved by the San Joaquin County <br /> Community Development Department on June 15, 2016, which is the effective date of approval. This <br /> approval will expire on December 15, 2017, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval <br /> of a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Stephanie Stowers, [209) 468-9653) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment application among three parcels as shown <br /> on the site plan dated April 13, 2016. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and <br /> shall enter into new contracts prior to recording the Notice of Lot Line Adjustment. The "Notice of <br /> Lot Line Adjustment" shall not be recorded until the Williamson Act Contract has been deemed <br /> complete. Filing fees are required for this application. (Government Code Section 51257) <br /> d. PLANNING APPLICATION NO. PA-1600078: The "Certificate of Compliance" for application No. <br /> PA-1600078 shall be recorded and deeds transferred prior to the recordation of the "Notice of Lot <br /> Line Adjustment"for application No. PA-1600079. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, [209]468-3000, see memo dated <br /> April 19, 2016) <br /> NOTES AND INFORMATION ONLY: <br /> APN: 061-140-54 is under Williamson Act Contract 76-C1-158.
