CONDITIONS OF APPROVAL <br /> MS-92-142 <br /> ROY LUCCESI <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLI WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 235 . 00 per single family dwelling unit in the Delta <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> d. The owner of APN 131-010-01 (EBMUD) shall execute an <br /> Irrevocable Offer to Dedicate a fifty foot (50 ' ) wide <br /> right-of-way along the southerly property line of Parcel <br /> 4 from Holt Road to Parcel 4 . (A $200 . 00 fee currently <br /> is required for processing per Planning Title Section 9- <br /> 10502 in addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication. <br /> (Planning Title Section 9-9380, 9-9204) <br /> e. The owner shall execute an Irrevocable Offer to Dedicate <br /> a fifty foot (501 ) wide right-of-way along the southerly <br /> property lines of Parcels 1, 3 , and 4 . (A $200 . 00 fee <br /> currently is required for processing per Planning Title <br /> Section 9-10502 in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for <br /> dedication. (Planning Title Section 9-9380, 9-9204) <br /> f . All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br />
