S o <br /> Kerry Sullivan -2- <br /> COMMENTS ON DEVELOPMENTS <br /> MS-01-44 <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 3. Drainage from each Parcel shall be retained on-site by a retention basin (18-inch maximum <br /> depth) and shall be noticed by a statement on the Parcel Map. <br /> 4. An Irrevocable Offer of Dedication to result in a 25-foot wide right-of-way from the property <br /> line shall be required across the frontage of APN 007-150-48 for the futrue Homestead Road. <br /> In addition a copy of the Grant Deed and a legal description of the parcel to be offered for <br /> dedication shall be submitted. <br /> (Development Title Section 9-1150.5(b)) <br /> 5. The frontage improvements for Homestead shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way rural road. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their estimated construction costs prior <br /> to approval of the Improvement Plan. (A $325.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for <br /> the required frontage improvements. The estimate shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be supplied by the Department of Public <br /> Works and submitted to the Department of Public Works for approval. As an option, the <br /> Department of Public Works will prepare the drawing and estimate for an additional fee of <br /> $140.00.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 6. Grading in excess of 5,000 cubic yards shall comply with Sections 3309.3 and 3309.4 for <br /> "Engineered Grading Requirements."
