Hieb, Engineering Assistant III <br />Public Services Divisions,/ <br />/' k1 <br />SUBJECT: MS -96-36 A MINOR SUBDIVISION APPLICATION TO DIVIDE A <br />TEN -ACRE PARCEL INTO TWO PARCELS CONTAINING FIVE ACRES EACH, <br />LOCATED ON THE WEST SIDE OF HOMESTEAD ROAD (PRIVATE ROAD) <br />1,320 FEET NORTH OF JAHANT ROAD. (DISTRICT 4). <br />APPLICANT: Daniel and Sue Puccinelli APN: 007-150-47 <br />INFORMATION: <br />The site is not currently located within a Federal Flood Insurance <br />Administration Designated Flood Hazard Area. <br />Homestead Road (private road) has an existing right-of-way width of <br />zero feet and a planned right-of-way width of 50 feet. <br />The Traffic Impact Mitigation Fee will be required when parcels are <br />developed. The fee is due and payable at the time of building permit <br />application. <br />RECOMMENDATIONS: <br />1. A Parcel Map is required. (Development Title Section 9-915.2) <br />2. The frontage improvements for Homestead Road (formerly Ferrea Road) <br />shall be constructed in conformance with the standards for one-half <br />of a 50 -foot right-of-way rural road. The construction of the <br />frontage improvements will be deferred and existing Agreement <br />rescinded, upon execution by the owner of a new Deferred Frontage <br />and Roadway Improvement Agreement or a Secured Deferred Frontage <br />and Roadway Improvement Agreement with a deposit equivalent to <br />their estimated construction costs prior to approval of the Parcel <br />Map. (A $260.00 fee currently is required for processing per <br />Development Title Table 9-240.2 in addition to a copy of the Grant <br />Deed and an estimate. The estimate and legal descriptions shall be <br />prepared by a Registered Civil Engineer with a typical section <br />drawing on a form to be supplied by the Department of Public Works <br />and submitted to the Department of Public Works for approval. As <br />an option, the Department of Public Works will prepare the drawing <br />with estimate for an additional fee of $115.00.) <br />(Development Title Section 9-1150.2(d)(3)) <br />
