ROSS) q a 33 .0- 4 3 "
..13
-----------------------------------------------------------------
This project is for the storage and distribution of railroad
material (phase one) , and the construction of five spec industrial
warehouses totalling 116, 250 square feet (phase two) .
Due to unresolved environmental concerns, the Development Services
Division has not completed its review of this project. However,
the division is able to offer the following tentative comments:
Environmental Review
The Department of Public Health Services has indicated that this
site is listed as a contaminated site (see Health comments,
attached) . Before an Initial Study can be prepared, the applicant
must determine whether or not it is feasible to mitigate the impact
of the contamination to a less than significant level. If the
applicant cannot make that determination, then an Environmental
Impact Report (EIR) will be required.
Site Plan Review
If environmental issues can be resolved, the Development Services
Division tentatively recommends the following conditions:
Approval for phase one will expire 18 months from the date of
approval unless (1) all Conditions of Approval have been complied
with, (2) all necessary building permits have been secured and
remain in force, and (3) all necessary permits from other agencies
have been secured and remain in force.
Approval for phase two will expire three years from the date of
approval unless (1) all Conditions of Approval have been complied
with, (2) all necessary building permits have been secured and
remain in force, (3) all necessary permits from other agencies have
been secured and remain in force.
