PA-1400042 OF CHRISTOPHER <br /> & LAURIE VAN GRONINGEN (APN: 257-240-48) (ADDRESS: 9851 E. <br /> HUTCHINSON ROAD, MANTECA) <br /> The applicant has submitted the above referenced Site Approval application for the <br /> conversion of an existing private packing facility into an agricultural processing facility to <br /> be built in four (4) phases over ten (10) years. Phase One includes the construction of a <br /> 12,000 square foot warehouse building and 30,000 gallon propane tank, and the <br /> conversion of five (5) existing agricultural buildings into a 7,500 square foot warehouse, <br /> a 12,000 square foot agricultural processing building, a 1,120 square foot fumigation <br /> building, a 29,688 square foot agricultural processing building, and a 128 square foot <br /> restroom building. Phase Two, with building permits to be issued in four (4) years, <br /> includes the construction of a 12,000 square foot warehouse building. Phase Three, with <br /> building permits to be issued in five (5) years, includes the construction of a 1,120 <br /> square foot fumigation building. Phase Four, with building permits to be issued ten (10) <br /> years, includes the construction of a 12,000 square foot warehouse building and a 7,500 <br /> square foot addition to an existing 12,000 square foot agricultural processing building. <br /> (Use Type: Agricultural Processing - Preparation Services) <br /> The project site has an existing residence with an accessory structure and five (5) existing <br /> agricultural structures totaling 44,212 square feet. <br /> The project site is located on the north side of E. Hutchinson Road, 1,970 feet west of <br /> Austin Road, Manteca. <br /> The property has a General Plan designation of A/G (General Agriculture) and is zoned <br /> AG-40 (General Agriculture, 40-acre minimum). <br /> The Community Development Department has reviewed the proposed Site Approval <br /> application and offers the following comments: <br /> Site Plan <br /> The site plan depicts a 14,688 square foot existing agricultural building.
