<br /> an agricultural processing facility to be built in 5 phases over 10 years. Phase 1 to include the construction of a 27,000 square
<br /> foot agricultural warehouse building and a 6,224 square foot expansion to an existing agricultural processing building, and the
<br /> conversion of five existing agricultural buildings into a 7,500 square foot agricultural warehouse building, a 12,000 square foot
<br /> agricultural processing building, a 1,120 square foot fumigation building, a 23,400 square foot agricultural processing building
<br /> and a 128 square foot restroom building. Phase 2, to be completed within 4 years, to include the construction of a 1,120
<br /> square foot fumigation building. Phase 3, to be completed within 6 years, includes the construction of a 10,000 square foot
<br /> agricultural building. Phase 4,to be completed within 8 years, includes the construction of a 7,500 square foot expansion to an
<br /> existing agricultural processing building. Phase 5, to be completed within 10 years, includes the construction of a 27,000
<br /> square foot agricultural warehouse building. The applicant has submitted a parking modification letter. This parcel is under a
<br /> Williamson Act contract.
<br /> The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is AIG (General
<br /> Agriculture).
<br /> PROJECT LOCATION: The project site is located on the north side of E. Hutchinson Road, approximately 1,970 feet west of
<br /> Austin Road, Manteca(APN/Address: 257-240-48/9851 E. Hutchinson Road, Manteca) (Supervisorial District 5)
<br /> ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study
<br /> and proposed Negative Declaration are available at the Community Development Department.
<br /> APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the
<br /> Community Development Department no later than May 2, 2014. Comments or recommendations received after that date
