CONDITIONS OF APPROVAL <br /> PA-1400042 <br /> Christopher& Laurie Van Groningen <br /> Site Approval application No. PA-1400042 was approved by the San Joaquin County Community <br /> Development Department on July 31, 2014. The effective date of approval is August 10, 2014. This approval <br /> will expire on February 9, 2016, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled prior to <br /> the establishment of the use and the issuance of any building permits. Those Conditions followed by a <br /> Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Stephanie Stowers [209] 468-9653) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site Plan <br /> required as a part of the building permit must be prepared by a registered civil engineer or licensed <br /> architect. This Plan must show drainage, driveway access details including gates, on-site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN <br /> CHECK LIST' for details). Foundation and soils investigation shall be conducted in conformance with <br /> Chapter 18 of the California Building Code at the time of permit application. A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for the conversion of an existing private packing facility into an <br /> agricultural processing facility to be built in four (4) phases over ten (10) years as shown on the Site <br /> Plan dated April 9, 2014. (Use Type: Agricultural Processing - Preparation Services) <br /> Phase One (building permits to be issued within eighteen months from the effective date of <br /> approval) includes the construction of the following: <br /> • 27,000 square foot warehouse building <br /> • 6,224 square foot expansion to an existing agricultural processing building <br /> • Conversion of five (5) existing agricultural buildings into a 7,500 square foot agricultural <br /> warehouse building, a 12,000 square foot agricultural processing building, a 1,120 square <br /> foot fumigation building, a 23,400 square foot agricultural processing building, and a 128 <br /> square foot restroom building. <br /> Phase Two (building permits to be issued within four [4] years from the effective date of approval) <br /> includes the construction of the following: <br /> • 1,120 square foot fumigation building <br /> Phase Three (building permits to be issued within six [6] years from the effective date of approval) <br /> includes the construction of the following: <br /> • 10,000 square foot agricultural warehouse building <br /> Phase Four (building permits to be issued within eight [8] years from the effective date of <br /> approval) includes the construction of the following: <br /> • 7,500 square foot addition to an existing agricultural processing building <br /> Phase Five (building permits to be issued within ten [10] years from the effective date of approval) <br /> includes the construction of the following: <br />
