According to state law, the plans must be prepared by a registered engineer or licensed architect <br /> and shall be submitted for review and approval. The engineer or architect will need to determine <br /> the occupancy group of buildings beyond Phase I as they are proposed for construction and show <br /> compliance with the current CBC. Based on information provided the 27,000 sq ft building <br /> proposed in Phase I will be an S-2 occupancy and will be required to have fire sprinklers if the <br /> building is used as high piled storage. <br /> (2) The required plans must be complete at the time of submittal for a building permit. Plans must <br /> address building design and construction, fire and life safety requirements, accessibility and show <br /> compliance with the current California codes and San Joaquin County ordinances. A complete <br /> set of plans must include fire sprinkler plans (if required), truss calculations, energy calculations, <br /> plumbing, electrical and mechanical drawings as well as structural calculations. <br /> (3) Pursuant to Table 4-3 of the California Plumbing Code, toilet facilities shall be accessible to <br /> employees at all times, should not be more that 500 feet from where employees are regularly <br /> employed and accessible by not more than one flight of stairs. The plans shall indicate the <br /> location of the toilet facilities and the travel distance from work areas. <br /> (4) Parking spaces will be required to accommodate persons with disability in compliance with <br /> Chapter 11 B of the California Building Code. These parking space(s) shall be located as close as <br /> possible to the primary entrance to the building. <br /> 2.
