<br /> phases over 9 years. Phase 1, to be constructed within 18 months, to include construction of two 720 square foot fumigation
<br /> chambers and a 3,000 square foot roof-only expansion to an existing warehouse building. Phase 2, to be constructed in 2
<br /> years, to include construction of a 256 square foot restroom building and a 21,528 square foot cold storage building. Phase
<br /> 3, to be constructed in 3 years, to include construction of a 40,000 square foot warehouse building. Phase 4, to be

<br /> The Property is zoned AG-40 (Agriculture, 40-acre minimum) and the General Plan designation is AIG (General Agriculture).
<br /> PROJECT LOCATION: The project site is located on the north side of East Hutchinson Road, approximately 1,970 feet west if
<br /> Austin Road, Manteca (APN/Address: 257-240-28, 48, -49/9851 East Hutchinson Road, Manteca) (Supervisorial District: 5).
<br /> ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study and
<br /> proposed Negative Declaration are available at the Community Development Department.
<br /> APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the Community
<br /> Development Department no later than March 7, 2018. Comments or recommendations received after that date would not be
<br /> used in staffs analysis and recommendation for this application. The County's Development Committee will review this
<br /> application on March 14, 2018.
