CONDITIONS OF APPROVAL <br /> PA-1800107 (LA) <br /> CHRISTOPHER& LAURIE VAN GRONINGEN/GDR ENGINEERING, INC. <br /> Lot Line Adjustment Application No. PA-1800107 was approved by the San Joaquin County <br /> Community Development Department on June 12, 2018, which is the effective date of approval. <br /> This approval will expire on December 11, 2019, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, [209] 468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among three parcels as shown <br /> on the site plan dated May 7, 2018. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal <br /> descriptions of the resultant properties shall be submitted to the Surveyor's Division for <br /> review and forwarding to the Community Development Department. The legal <br /> descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' <br /> Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owners shall rescind the current contract <br /> and shall enter into a new contract prior to recording the "Notice of Lot Line Adjustment". <br /> The "Notice of Lot Line Adjustment' shall not be recorded until the Williamson Act <br /> Contract application has been deemed complete. Filing Fees are required for this <br /> application. (Government Code Section 51257) <br /> d. SETBACKS: All new property lines shall meet current setback requirements from <br /> structure(s), relocate the proposed lot lines, or obtain a demolition permit for any <br /> structures within the setback area. <br /> 2.
