INTRODUCTION <br /> our office has been retained by Kjeldsen-Sinnock & Associated, <br /> Inc. , Stockton, California to perform a soil suitability study for <br /> the Joan Shea and Nyla Fornaciari property located at the south end <br /> of Mac Arthur Dr. , Tracy, California (APN 253-205-09 ) . The purpose <br /> of this study is to determine the suitability of the property for <br /> septic tank usage in light of the proposed development. This study <br /> was performed according to the requirements of Section 9-1105 .2(d) <br /> of San Joaquin County Development Title. This report presents the <br /> results of our study. <br /> II. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG- <br /> 40, for general agricultural use. The subject property consist of <br /> a square shaped 160 acre parcel. It is proposed to split the <br /> property into 2, approximately 80 acre parcels (Parcels 1 and 2, <br /> see the attached Parcel Map, Plate No. 1) . There is an existing <br /> farm building in the northeast corner of the property. Both <br /> proposed parcels will have potential future homesites on them <br /> located at the west end of the parcels, along Mac Arthur Dr. <br /> III . PRESENT AND PAST USE OF THE SITE <br /> The south half (80 acres) of the property is currently vacant <br /> land resulting from a recently removed walnut orchard. The north <br /> half (80 acres) is a 12 year old walnut orchard. Prior to the <br /> orchards, the property was used for row crops <br />
