CONDITIONS OF APPROVAL <br /> MS-92-94 <br /> HIRAM SIBLEY <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements.. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPART..MZNT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently, <br /> is $2 , 321. 00 per single family dwelling unit in the Tracy <br /> area. The fee shall be automatically adjusted Jul_y 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304, R-91-1025) <br /> C. The frontage improvements for MacArthur Drive across <br /> Parcel 1 shall be constructed in conformance with the <br /> standards for one-half of a 60-foot right-of-way rural <br /> collector road. The construction of the frontage <br /> improvements will be deferred, upon execution by tre <br /> owner of a Deferred Frontage and Roadway Improvers--r <br /> Agreement or a Secured Deferred Frontage and Roadw'"',sT <br /> Improvement Agreem^nt with a deposit equivalent to their <br /> estimated construction costs prior to approval of the <br /> Parcel Map. (A $250 . 00 fee currently is recruired for <br /> processing per Planning Title Section 9-10502 in addition <br /> to a copy of' the Grant Deed, legal description of Parcel <br /> 1 and an estimate. The estimate and legal description <br /> shall be prepared by a Registered Civil Engineer with <br /> typical section drawing on a form to be supplied by tic:� <br /> Public worsts Department and submitted to the Public WorKs <br /> Department for approval. As an option the Department of <br /> Public Worsts will pranare the drawing with estimate for <br /> an additional fee of $100 . 00 . ) (Planning Title Section <br /> 9-9430 , 9-9433) <br /> d. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) ~ <br /> a.
