Located on the W. side of MacArthur Dr. at the <br /> intersection of Delta Ave. , N. of Tracy. <br /> APPLICANT: Hiram Sibley APN: 213-020-1 & 16 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. The 100-Year Flood Elevation will be <br /> approximately 20 feet NGVD. <br /> MacArthur Drive has an existing right-of-way width of 60 feet, and <br /> a planned right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> 1. The frontage improvements for MacArthur Drive shall be <br /> constructed in conformance with standards for one-half of a <br /> 60-foot right-of-way rural collector road. The construction of <br /> the frontage improvements will be deferred upon execution by <br /> the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the <br /> Improvement Plan. (A $260 . 00 fee currently is required for <br /> processing per Development Title Table 9-240. 2 in addition to <br /> a copy of the Grant Deed and an estimate for the required <br /> frontage improvements. The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a <br /> form to be supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval. As an <br /> option the Department of Public Works will prepare the drawing <br /> and estimate for an additional fee of $115. 00. ) <br /> (Development Title Section 9-1150.2) <br />
