CONDITIONS OF APPROVAL <br /> PA-1000271 <br /> Fagundes <br /> Lot Line Adjustment Application No. PA-1000271 was approved by the San Joaquin County <br /> Community Development Department on December 24, 2010,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on June 24, 2012, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John Funderburg,468-3160) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site <br /> plan dated December 6, 2010. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. PROPERTY LINE SETBACK: (the following requirement shall apply) <br /> (1) The proposed new side property lines for Parcel Four shall meet the side yard setback <br /> requirements for the AG-40 zoning designation (General Agriculture, 40-acre minimum) for <br /> non-agricultural and agricultural structures. (Development Title Section 9-610.2). <br /> d. LOT WIDTH: (the following requirements shall apply) <br /> (1) Parcels Three and Four shall have a minimum lot width of 150 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) Parcels One and Two shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line.
