(DISTRICT 5). <br /> APPLICANT: Derriel and Edna Hayes APN: 213-050-01 <br /> INFORMATION: <br /> The site is currently located within a Federal Flood Insurance Administration Designated Flood Hazard <br /> Area. The 100-year Flood Elevation will be approximately 20 feet NGVD. <br /> Mac Arthur Drive has an existing right-of-way width of 60 feet and a planned right-of-way width of <br /> 60 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Remainder shall be designated as "Designated Remainder" on Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 4. Drainage from Parcel One shall be retained on-site by a retention basin (18-inch maximum <br /> depth) and shall be noticed by a statement on the Parcel Map.
