INTRODUCTION ENVIRON. f NT HEALTH ` <br /> PERMIT/SERVICES <br /> i <br /> Dillon & Murphy was retained by Eric Hayes to perform a Soil Suitability <br /> Study for the Hayes property located at 20177 S. Mac Arthur Road, Tracy, CA. ; <br /> The subject parcel number is APN 213-050-01 . The purpose of the study is to <br /> determine the suitability of the property for septic tank usage as required by the <br /> County. The study, was performed according to the requirements of Section <br /> 10100 of San Joaquin County Development Code. <br /> k II. PROPOSED DEVELOPMENT <br /> i <br /> 4 <br /> The property is currently zoned AG-40. The Hayes property consists of a <br /> 15.68 acre parcel {see appendix for map). It is proposed to divide one 3.27 acre <br /> (gross) parcel and one 12.41 acre (gross) parcel from the existing 15.68 acre <br /> i property. There is a proposed home on Parcel 1 . The Remainder parcel has an <br /> r existing home and a trucking facility on it. The proposed split is being done as a <br /> Minor Subdivision to create 1 new parcel. <br /> Ill. PRESENT AND PAST USE OF THE SITE <br /> Presently, Parcel 1 is bare with the pian of building a home on it. The <br /> Designated Remainder is a truck facility and homesite. This is the historical <br /> use of the property. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> There is an existing septic system located on the Designated Remainder <br /> parcel. Parcel 1 will require a septic system when it is developed. I have no <br /> knowledge of septic system failure on the property. <br /> V. GROUND WATER AND DEPTH TESTING <br /> After speaking with San Joaquin County Flood Control and San Joaquin <br /> Environmental Health, they do not posses any formal information regarding ground <br /> water depth in this area. San Joaquin Environmental Health stated that the depth <br /> to ground water at the location is approximately 10-20 feet. <br /> t VI. SOIL PROFILE AND PERCOLATION TESTS <br /> I <br /> One test hole was excavated to a depth of 3.0 feet in the area of the <br /> i proposed leach field: The Designated Remainder parcel did not have a percolation <br /> I test performed.
