.J. INTRODUCTION The Hayes Family Partnership is subdividing a parcel of land located at 20177 South MacArthur Drive, north of the city of Tracy. According to the San Joaquin County Development Title, a Surface and Subsurface Contamination Report(SSCR) must be conducted prior to Tentative Map submittal. This project consists of a variance to reduce the minimum parcel size in the AG- 40 zone from 40 acres to 13.24 acres and 2.45 acres. Additionally, the variance addresses the constriction of the required parcel width in the AG-40 zone from 330 feet down to 297.5 feet. The purpose of this report was to investigate the subject property, and surrounding properties that may have affected the subject site, for real or potential environmental contamination. The findings are reported herein and are for the exclusive use by the Client and the San Joaquin County Environmental Health Department. This report complies with the San Joaquin County Ordinance, specifically 9-905.12(a) for a "Surface and Subsurface Contamination Report." An evaluation of non-point sources of hazardous materials, as well as potential point sources have been conducted. Non-point sources of hazardous materials include agricultural chemical residues, high concentration of nitrate laden groundwater and other contaminants which may have originated from a wide area. Point sources investigated include fuel storage tanks, septic systems and/or chemical storage areas. No chemical analysis was conducted for this investigation, nor was there an inspection of the existing structures for asbestos containing materials (ACMs). The domestic well water serving the on-site office and home was not tested for nitrates and the agrichemical dibromochlorpropane (DBCP). SITE DESCRIPTION As illustrated on the attached Site Plan Map, the subject property is proposed to consist of two irregular-shaped parcels for a total acreage of approximately 15.7 acres. After land subdivision, the larger parcel will continue as the Ralph Hayes and Son Corporation, which includes office operations, truck parking, repair and refueling. The smaller parcel is proposed to be a homesite. Storm drainage flows to the north and to the east toward MacArthur Drive. Various fertilizers and soil amendments are transported by the company trucks and include time, gypsum and composted manure. Surface elevations are denoted on the United States Geological Survey (USGS) Map at approximately 15 �L above mean sea level. The Assessors Parcel Number(A.P.N.) is referenced above on the Title Page. The property is bordered to the north by the Pescadero Golf Driving Range and agricultural production land, primarily alfalfa.
