.J. <br /> INTRODUCTION <br /> The Hayes Family Partnership is subdividing a parcel of land located at 20177 South MacArthur <br /> Drive, north of the city of Tracy. According to the San Joaquin County Development Title, a <br /> Surface and Subsurface Contamination Report(SSCR) must be conducted prior to Tentative <br /> Map submittal. This project consists of a variance to reduce the minimum parcel size in the AG- <br /> 40 zone from 40 acres to 13.24 acres and 2.45 acres. Additionally, the variance addresses the <br /> constriction of the required parcel width in the AG-40 zone from 330 feet down to 297.5 feet. <br /> The purpose of this report was to investigate the subject property, and surrounding properties that <br /> may have affected the subject site, for real or potential environmental contamination. The <br /> findings are reported herein and are for the exclusive use by the Client and the San Joaquin <br /> County Environmental Health Department. This report complies with the San Joaquin County <br /> Ordinance, specifically 9-905.12(a) for a "Surface and Subsurface Contamination Report." <br /> An evaluation of non-point sources of hazardous materials, as well as potential point sources <br /> have been conducted. Non-point sources of hazardous materials include agricultural chemical <br /> residues, high concentration of nitrate laden groundwater and other contaminants which may <br /> have originated from a wide area. Point sources investigated include fuel storage tanks, septic <br /> systems and/or chemical storage areas. <br /> No chemical analysis was conducted for this investigation, nor was there an inspection of the <br /> existing structures for asbestos containing materials (ACMs). The domestic well water serving <br /> the on-site office and home was not tested for nitrates and the agrichemical dibromochlorpropane <br /> (DBCP). <br /> SITE DESCRIPTION <br /> As illustrated on the attached Site Plan Map, the subject property is proposed to consist of two <br /> irregular-shaped parcels for a total acreage of approximately 15.7 acres. After land subdivision, <br /> the larger parcel will continue as the Ralph Hayes and Son Corporation, which includes office <br /> operations, truck parking, repair and refueling. The smaller parcel is proposed to be a homesite. <br /> Storm drainage flows to the north and to the east toward MacArthur Drive. Various fertilizers <br /> and soil amendments are transported by the company trucks and include time, gypsum and <br /> composted manure. Surface elevations are denoted on the United States Geological Survey <br /> (USGS) Map at approximately 15 �L above mean sea level. <br /> The Assessors Parcel Number(A.P.N.) is referenced above on the Title Page. The property is <br /> bordered to the north by the Pescadero Golf Driving Range and agricultural production land, <br /> primarily alfalfa.
