(1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, or other permanent facilities shall <br /> be landscaped. A minimum ten (10) foot wide planting strip shall be required along adjacent <br /> streets. The strip shall be continuous except where crossed by driveways and walkways. <br /> (Development Title Section 9-1020.07) <br /> Note-The existing landscaping meets this requirement. <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A wooden fence six(6)to seven (7)feet in height shall be erected along the eastern property line <br /> adjacent to the project area. (Development Title Section 1022.6) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]). <br /> h. NOISE: Noise levels at the property line shall be no greater than 70 dB Ldn. (Development Title <br /> Section 9-1025.9[b][2]) <br /> i. SIGNS: All portions of any sign shall be set back a minimum of five (5)feet from any future right-of- <br /> way line, including any comer cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> j. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> 1) The proposed use will change the occupancy from a U occupancy to a B occupancy (UBC <br /> Section 3405). The structure must be brought into compliance with all current code provisions <br /> including structural, plumbing, mechanical, electrical, energy and disabled access requirements. <br /> A licensed architect or registered engineer shall prepare all documents. <br /> 2) Provide parking for the physically disabled. The space(s) shall be located as close as possible <br /> to the primary entrance. (C.C.R., Title 24). <br /> 3) Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space(C.C.R.,Title 24). <br /> 4) The slope of a parking space shall not exceed ''%inch per foot(C.C.R., Title 24). <br /> 5) Provide one van parking space. <br /> 6) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) Uniform <br /> Plumbing Code,Table 4-1. <br /> 7) Engineered plans required for the occupancy change, accessible restrooms, and parking. <br /> Conditions of Approval -2 - <br />
