e. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties. RV and boat storage spaces may be surfaced with aggregate base. (Development Title Section 9-1015.5[e]) (2) A minimum of two (2) parking spaces shall be provided, including one (1) van accessible space. The accessible space shall be located as close as possible to the primary entrance (C.C.R., Title 24). (1 space is required for every,1,000 feet of building area. 0.3 spaces are required for every employee.) One (1) space shall be required for each vehicle stored on-site. (Development Title Section 9-1015.3) f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty (20) feet wide. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of Mac Arthur Drive, shall be installed across the frontage of the project site. (Development Title Section 9-1020.7) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) i. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 1022.4[d]121) j. FENCING: A fence up to seven (7) feet in height may be permitted in the required front yard, provided such fencing is constructed of wire, wrought iron, or similar transparent material and does not obstruct vehicular site distance. Barbed wire security fencing, not to exceed two (2) feet in height, may be erected on top of required or permitted fencing, except for fencing adjacent to planned or existing residential areas.
