The remainder parcel shall be designated and labeled as "Designated Remainder" on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 4. A twenty-five(25)foot wide proposed private access and utility easement shall be provided for the benefit <br /> of Parcels 1, 3,4 and the"Designated Remainder". The requirement for these easements shall be noticed by <br /> a statement on the Parcel Map and by a recorded Notice of Minor Subdivision Restriction. The statement <br /> shall read as follows: <br /> We also hereby make an irrevocable offer to provide a twenty-five-foot wide access and utility easement <br /> across Parcels 2,3 and 4 for the benefit of Parcel i and the"Designated Remainder",upon conveyance of <br /> Parcelsl through 4 and/or the"Designated Remainder' to another party. Said easement is not created by <br /> this map. <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity(www.swreb.ca.gov/stormwtr/gen_Const.html#const_permit). <br /> (ii.) All future building permits for projects located within a Special flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9, Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br /> issuance.
