r <br /> ` l <br /> f <br /> CONDITIONS OF APPROVAL <br /> LA-96-38 <br /> Tsakopoulos <br /> Lot Line Adjustment Application No. LA-96-38 was approved by the San Joaquin County Community <br /> Development Department on October 22, 1996, which Is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> This approval will expire on April 23, 1998, which Is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Jim Van Buren, 209-468-2374) <br /> a. NOTICE OF LOT UNE ADJUSTMENT: A 'Notice of Lot Line Adjustment` shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal <br /> descriptions of the lands to be exchanged shall be submitted to the Surveyor's Division <br /> for review and forwarding to the Community Development Department. The legal <br /> descriptions shall be prepared, stamped, and signed by a Registered Civil Engineer, <br /> qualified to practice land surveying per Section 8731 of the Land Surveyors Act, or a <br /> Licensed Land Surveyor. <br /> b. Concurrently with the recording of the Notice of Lot Line Adjustment, a Deed of <br /> Reconveyance shall be recorded which acknowledges that all parcels are nonbuildable <br /> until access is provided in accordance with San Joaquin County Development Title <br /> Sections 9-1150.2 and 9-1150.14. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Richard Hieb, 468-3059) <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is required. <br /> A new legal description shall be submitted to the Surveyor's Office for review. <br /> (Development Title Section 5-8724) <br /> b.
