CONDITIONS OF APPROVAL <br /> PA-1800209 (LA) <br /> WILLIAM &TRIANA BERRYHILL/QUARTAROLI &ASSOCIATES <br /> Lot Line Adjustment Application No. PA-1800209 was approved by the San Joaquin County <br /> Community Development Department on October 31,2018,which is the effective date of approval. <br /> This approval will expire on May 1, 2020, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Frank Girardi, [209 ]468-8469) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown <br /> on the site plan dated August 14, 2018. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal descriptions <br /> of the resultant properties shall be submitted to the Development Department Surveyor's <br /> Division for review and forwarding to the Community. The legal descriptions shall be <br /> prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land <br /> Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owners shall rescind the current contract <br /> and shall enter into a new contract prior to recording the "Notice of Lot Line Adjustment". <br /> The"Notice of Lot Line Adjustment"shall not be recorded until the Williamson Act Contract <br /> application has been deemed complete. Filing Fees are required for this application. <br /> (Government Code Section 51257) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, [209] 468-3000. See <br /> memo dated September 18, 2018) <br /> NOTES AND INFORMATION ONLY: <br /> A portion of APN: 009-160-07 is under Williamson Act Contract No PA-1600210. The proposed <br /> application is consistent with Government Code Sections 51200 and 51257. <br /> Access is not created by this Lot Line Adjustment. An Improvement Plan application for a Private <br /> Right-of-Way shall be required before issuance of a non-agricultural building permit. <br /> See CVRWQCB letter dated September 25, 2018. <br /> See PG & E letter dated September 20, 2018 <br />
