The project is to be in three phases. Phase one to include an 11,000 square foot <br /> building, utility infrastructure, paving, parking, well and septic systems. Phases two and <br /> three will include a construction of one each 19,250 square foot building. The project is <br /> located at the Eastern terminus of East Madruga Road, 400 feet East of South Guthmiller <br /> Road, South of Lathrop. <br /> In our previous letter, dated March 18, 2004, we requested a legible site plan and the <br /> Initial Study for the proposed development. To date, we have received the site plan, <br /> which we find acceptable, but not the Initial Study. As this site is adjacent to the State <br /> Route (SR) 120, Caltrans needs to see the Initial Study in order to determine the impact of <br /> this project. In lieu of consistent traffic generation information (The applicant states <br /> number of employees, customers, and vehicle trips is unknown, yet the plans show a <br /> truck facility with 170 parking spaces.), the county should be responsible to calculate and <br /> collect this project's appropriate impact fees towards future modifications or <br /> improvements at the State Route 120/Yosemite Avenue or contribute funds to correct any <br /> operational changes, improvements, or studies that this project may trigger. <br /> Any work within the State's right-of-way will require an Encroachment Permit. <br /> "Caltrans improves mobility across California" <br />
