(2) Provide a one-hour fire wall occupancy separation between the office and dwelling. 2. MANTECA-LATHROP FIRE DISTRICT: (Staff Contact: J. R. Monty,858-2331) (a) The project must conform with the appropriate edition of the Uniform Fire Code(currently,the 1997 edition)and all related standards. (b) Fire department facility fees are to be paid in accordance with the San Joaquin County Ordinance and Resolution adopting the fee schedule($0.14 per sq.ft.). (c) In order to commence construction beyond the foundation stage or store building materials, requirements for emergency vehicle access and adequate water for fire suppression shall be provided in accordance with Sections 901.3,902.2.1,903.2,and 8704 of the 1997 Uniform Fire Code. (d) The fire access road shall meet standards of the San Joaquin County Department of Public Works. (e) A knox box security key box shall be provided. Applications are available at the fire district offices. 3. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabe Karam,468-3000) (a) The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. The fee currently is$632.00 per 1,000 gross square feet of building designated at Manufacturing in the Manteca area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R-96-592) (b) A copy of the Final Site Plan shall be submitted prior to the release of building permits. (c) Verification shall be obtained from the Solid Waste Division(468-3066)that this development has addressed the items on the attached Waste Plan Format for Development Projects. 4. PUBLIC HEALTH SERVICES (Staff Contact: Rodney Estrada,468-0331) (a) A soil suitability study/nitrate loading study which indicates that the area is suitable for septic tank usage must be performed prior to issuance of building permits,as required by Section 9-1105.2(d)of the San Joaquin County DevelopmentTitle. A nitrate loading study is required,and a review fee of $390.00 must be paid at the time of submittal to the Environmental Health Division. The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice or the EPA Design Manual for on-site wastewater treatment and disposal systems is required for San Joaquin County UP-99-26\Schwartz Community Development Page 7
