(Development Title Section 9-1022.4[e][2][A]) <br /> (k) BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements wilI be applicableand shall be incorporated in the construction plans <br /> before submittalto the Building Inspection Division: <br /> (1) Provide fire sprinklers the in shop building if it is over 3,000 square feet and an H-4 occupancy. <br /> (2) Provide a one-hour fire wall occupancy separation between the office and dwelling. <br /> 2. MANTECA-LATHROP FIRE DISTRICT: (Staff Contact: J. R. Monty,858-2331) <br /> (a) The project must conform with the appropriate edition of the Uniform Fire Code(currently,the 1997 <br /> edition)and all related standards. <br /> (b) Fire department facility fees are to be paid in accordance with the San Joaquin County Ordinance <br /> and Resolution adopting the fee schedule($0.14 per sq.ft.). <br /> (c) In order to commence construction beyond the foundation stage or store building materials, <br /> requirements for emergency vehicle access and adequate water for fire suppression shall be <br /> provided in accordance with Sections 901.3,902.2.1,903.2,and 8704 of the 1997 Uniform Fire <br /> Code. <br /> (d) The fire access road shall meet standards of the San Joaquin County Department of Public Works. <br /> (e) A knox box security key box shall be provided. Applications are available at the fire district offices. <br /> 3. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabe Karam,468-3000) <br /> (a) The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$632.00 per 1,000 gross square feet of <br /> building designated at Manufacturing in the Manteca area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. (Resolution R-96-592) <br /> (b) A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> (c) Verification shall be obtained from the Solid Waste Division(468-3066)that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. <br /> 4. PUBLIC HEALTH SERVICES (Staff Contact: Rodney Estrada,468-0331) <br /> (a) A soil suitability study/nitrate loading study which indicates that the area is suitable for septic tank <br /> usage must be performed prior to issuance of building permits,as required by Section 9-1105.2(d)of <br /> the San Joaquin County DevelopmentTitle. A nitrate loading study is required,and a review fee of <br /> $390.00 must be paid at the time of submittal to the Environmental Health Division. <br /> The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice <br /> or the EPA Design Manual for on-site wastewater treatment and disposal systems is required for <br /> San Joaquin County UP-99-26\Schwartz <br /> Community Development Page 7 <br />
