CONDITIONS OF APPROVAL <br /> MS-92-95 <br /> RONALD LAUB <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire one (1) year from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Parcel 1 shall contain a minimum of five (5) net acres. <br /> b. A Notice of Nonrenewal shall be filed for that portion of <br /> Parcel 1 that is currently under Williamson Act Contract. <br /> C. A new Williamson Act Contract application shall be <br /> submitted for Parcel 2 . <br /> d. The minimum lot width for the parcels shall be one <br /> hundred (100) feet. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fees currently <br /> are $2 , 181. 00 per single family dwelling unit, $2081. 00 <br /> per 1, 000 gross square foot of building as "Office" , and <br /> $1, 511 . 00 per 1, 000 gross square foot of building as <br /> "Service Commercial" in the Lockeford area. The fee <br /> shall be automatically adjusted July 1 of each year by <br /> the engineering Construction Cost Index as published by <br /> the Engineering News Record. ) (Resolution R-90-304 , R- <br /> 91-1025) . <br /> C. An Irrevocable Offer of Dedication to result in a 42-foot <br /> wide right-of-way from the centerline of Elliott Road to <br /> the property line shall be required across the frontage <br /> of Parcel 1. <br /> d. The frontage improvement for Elliott Road across Parcel <br /> 1 shall be constructed in conformance with the standards <br /> for one-half on an 84-foot right-of-way rural arterial <br /> road. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br />
