Indicate what facts in the case of this application <br /> ort each of the findings. <br /> 1. The granting of the Deviation will not be materially detrimental to otherproperties or land uses In the area. <br /> A grant of deviation is needed <br /> to be just under the 10 acre minimum size limitation. Due to the rural residential nature <br /> of the surrounding properties, this deviation will in no way be dprrimental to thp <br /> surrounding properties. <br /> 2. There are exceptional or extraordinary circumstances or conditions applicable to the property or to the intended uses that do not <br /> apply to other properties in the same zoning district in the vicinity. <br /> Due to the alignment of Cam bell Road and the iog near the Southeastern rornpr nf the <br /> property, a portion of what would be 70 acres was broken off. A small parcel was created <br /> to accommodate the alignment of the road, thus creating a need for the application for <br /> deviation to allow for one parcel to not quite meet the ten acre minimum. <br /> 7. The strict application of the regulation deprives the property of privileges enjoyed by other properties In the vicinity. <br /> The parcel is located on Magnolia Avenue. Many of the parcels on Magnolia Avenue do not <br /> meet the current 10 acre minimum required in that area. Therefore, we request that <br /> privileges enjoyed by those properties be granted to this request. <br /> 4. The granting of the Deviation Is consistent with the General Plan. <br /> The General Plan calls for this area to remain agriculture.
