The District's Campbell Lateral Pipeline is on the subject parcel. The District <br /> has a 30' easement (instrument #72-25085) which is not shown on the <br /> tentative map. <br /> 2. Due to the number of parcels which have developed in the area, pipelines are <br /> necessary in order to serve the individual parcels created. Pipelines are more <br /> efficient for irrigation than open ditch. The demand on the existing <br /> distribution system is already at maximum capacity. <br /> 3. No private facilities are shown on the Tentative Map and no irrigation plan <br /> was submitted to address how the newly created parcels will irrigate. <br /> 4. The District's Harter Drain begins on the subject parcel and established <br /> access to the Harter Drain is along the south side of the existing property. <br /> Therefore, the District is requesting the following conditions of approval. <br /> 1. Show the District easement and instrument number #72-25085 on the final <br /> map. <br /> 2. A 60' easement, 30' on each side of the centerline for the Harter Drain. <br /> 3. A metes and bounds legal description for the Harter Drain easement. <br /> 4.
