CONDITIONS OF APPROVAL GEO & BETTY VAN WEERDHUIZEN MS-92-56 Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance requirements. Ordinance Requirements cannot be modified. 1. DEPARTMENT OF PUBLIC WORKS a . A Parcel Map is required (Planning Title Section 9-9112) . b. The Remainder shall be designated as "Designated Remainder" on the Parcel Map (Subdivision Map Act Section 66445) . C . The Traffic Impact Mitigation fee will be required when the parcels are developed. The fee is due and payable at the time of the building permit application. (The fee currently is $2 , 096 . 00 per single family dwelling unit in the Escalon area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record) (Resolution R-90-304) . d . Dedication to result in a 25-foot wide right-of-way from the centerline of Mahon Avenue to the property line with a minimum 300-foot radius centerline curve and 100-foot tangent to connect with 300 foot radius curve at existing centerline east of parcel shall be required across the frontage of Parcel #1. (Planning Title Section 9-9430) . e. All easements of record shall be shown on the Parcel Map (Planning Title Section 9-9184) . 2 . PUBLIC HEALTH SERVICES a . A soil suitability study as required by Section 10100 of the San Joaquin County Development Code must be performed prior to recordation of the Parcel Map indicating that the area is suitable for septic tank usage. b. The existing private water wells shall be tested for the chemical Dibromochloropropane (DBCP) and Nitrates prior to recordation of the Parcel Map. Samples are to be taken and run by a State-approved lab.
