CONDITIONS OF APPROVAL <br /> GEO & BETTY VAN WEERDHUIZEN <br /> MS-92-56 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> a . A Parcel Map is required (Planning Title Section 9-9112) . <br /> b. The Remainder shall be designated as "Designated Remainder" on <br /> the Parcel Map (Subdivision Map Act Section 66445) . <br /> C . The Traffic Impact Mitigation fee will be required when the <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $2 , 096 . 00 per single family dwelling unit in the Escalon area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record) (Resolution R-90-304) . <br /> d . Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Mahon Avenue to the property line with a minimum <br /> 300-foot radius centerline curve and 100-foot tangent to <br /> connect with 300 foot radius curve at existing centerline east <br /> of parcel shall be required across the frontage of Parcel #1. <br /> (Planning Title Section 9-9430) . <br /> e. All easements of record shall be shown on the Parcel Map <br /> (Planning Title Section 9-9184) . <br /> 2 . PUBLIC HEALTH SERVICES <br /> a . A soil suitability study as required by Section 10100 of the <br /> San Joaquin County Development Code must be performed prior to <br /> recordation of the Parcel Map indicating that the area is <br /> suitable for septic tank usage. <br /> b. The existing private water wells shall be tested for the <br /> chemical Dibromochloropropane (DBCP) and Nitrates prior to <br /> recordation of the Parcel Map. Samples are to be taken and <br /> run by a State-approved lab. <br />
