MAIN ST., STOCKTON) <br /> The applicant has submitted the above referenced General Plan Amendment pre- <br /> application to amend the General Plan of two parcels containing 0.86 acres from R/L <br /> (Residential Low Density) to C/G (General Commercial). The property is zoned R-L <br /> (Residential Low Density). The parcels to the north and east of the project site have a <br /> General Plan designation of Low Density Residential (R/L). Parcels located to the west <br /> of the site have a General Plan designation of General Commercial (C/G). The parcel to <br /> the south is currently proposed as a site for a new elementary school. <br /> The project site is located at the northeast corner of Coolidge Avenue and East Main <br /> Street, within the unincorporated urban community boundary of Stockton. <br /> The Community Development Department has reviewed the General Plan Amendment <br /> pre-application and comments from other agencies and offers the following comments: <br /> Use Types <br /> On APN: 159-080-12 there is an existing business license for a radiator shop (Use Type: <br /> Automotive Sales and Services-Repairs). On the same parcel, there is also a business <br /> license for a Hardware-Feed-Auto Parts store (Use Types: Retail Sales and Services- <br /> Intermediate) and auto dismantling (Use Type: Recycling Services-Scrap Operations). <br /> There are no commercial uses on APN: 159-080-11. <br /> General Plan Policies <br /> In order to approve a General Plan Map Amendment, the Board of Supervisors must <br /> determine that the internal consistency of the General Plan is maintained in the adoption <br /> of the proposed amendment (Development Title Section 9-803.4) <br /> 1 <br />
