Expansion of Uses: <br /> Public storm drainage is not available. The existing uses occupy most of the property on <br /> Assessor Parcel No. 159-082-12. There does not appear to be room to accommodate <br /> an on-site drainage pond and expansion on either parcel. <br /> Water Policy <br /> At the time of submittal of the full application, the applicant will have to coordinate with <br /> the Department of Pt,blic Works regarding conformity with the General Plan Volume 1, <br /> Water Supply Policy No. 7, pg. IV-108. <br /> Zone Reclassification <br /> The applicant is proposing to amend the General Plan designation therefore a Zone <br /> Reclassification application will also be required at the time of submittal of the full <br /> application. (Development Title Section 9-812) The Planning Commission and the <br /> Board of Supervisors must determine that all of the following are true (Development Title <br /> Section 9-812.4): <br /> (a) The proposed zone district is consistent with General Plan, any <br /> applicable Master Plan, and any applicable Specific Plan; and <br /> (b) The proposed zone district is reasonable and beneficial at the <br /> time. <br /> Next Step <br /> When the applicant is ready to submit the full application, it will be necessary to do the <br /> following: <br /> • Submit the remaining portion of the General Plan Map Amendment application <br /> fee. <br /> • Submit seven copies of the map to be amended. <br /> • Submit seven copies of the application. <br /> • Submit a Soil Suitability Study prepared to the specifications of the <br /> Environmental Health Department, if applicable. <br /> • Submit a Zone Reclassification application to include: <br /> o Fourteen copies of the completed application. <br /> o Fo arteen copies of the Assessor page(s) with the area to be rezoned <br /> outlined. Label the map with both the existing and proposed zoning of <br /> the plan. <br /> o One copy of the recorded Grant Deed. <br /> o If your project requires it, you must submit "will-serve" letters from the <br /> appropriate water, sewer, and drainage entities at the time of filing. <br /> Th s letter must include a statement from the agency that they will <br /> serve the proposed development, and has, or will have, the capacity <br /> to provide such service. <br /> 3 <br />
