Ust any findings of fact made by the staff which you feel were wrong and your reasons: <br /> An appllcacion for deviation was made several weeks ago regarding a 4 lot minor <br /> suodivision of arcel #159-Uti3-11. A deviation was necessary in order to ac- <br /> comodate the 4 lots. The staff denied the application on the basis that the <br /> Property did not satisfy section 9-2204 parts b&c which relate to the ex- <br /> ceptional nature of a property. <br /> The application referred to a corner lot with a 75' minimum width requirement. <br /> The deviation requested a width of 68' in order to accomodate the 4 lots. The <br /> request was less than IU% of the standard. The deviation would not be materiallI <br /> detrimental to other properties or land uses in the area. The proposed width woprovideample room for all set backs re uired b the ordinance for this corner l <br /> The proposal and 4 lot subdivision is consistent with the general plan. <br /> The purpose of this appeal is to present to the commission the argument that <br /> special circumstances regarding the property exist and if denied would not be <br /> afforded the same priviledge of other properties in the vicinity. This parcel is <br /> exceptional in both size (29,000 +) and location (corner). The entire 4 lot sub- <br /> [Lkt <br /> ion . 7 feet short of rea 'ng its full potential. A strict application of <br /> condlllon(s)being appealed and give reason*why you think it should be modified or removed: <br /> e ulation would de rive the ro ert from benefittin from the recent re- <br /> g from R1-8 to R1U. if denied.the ro erty. now 3 ------, would contain <br /> y 10,000 square feet/lot. I believe this is a severe enalt because of <br /> al circumstances ascribed to this parcel. <br /> further important to point out that this parcel has four sewer allotments. <br /> lanned 4 lot suodivision was intended for affordable three bedroom homes in <br /> ange of i,2UU-1,400 sq. ft, kith 3 parcels the lots become excessively large <br /> and wide - oversized for its scheduled use. The burden of landscaping and care is <br /> greater. The tendency in this situation is for weeds, refuse and abandoned cars <br /> to collect. Certainly this is not in the best interest of the community nor the <br /> intention of rezoning act or the general plan. <br /> I appreciate the time and effort given to this project by the staffathis <br /> differ on the interpretation of the regulations.
