COMMENTS ON DEVELOPMENTS <br /> MS-92-128 PRE-APPLICATION <br /> 3 . The Water Supply Facilities Impact Mitigation Fee will be <br /> required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. (The fee <br /> currently is $1 , 069 . 00 per single family dwelling unit. If <br /> there is no building permit required, the fee will be exempt. <br /> The fee shall be automatically increased on January 1 of each <br /> year at the rate of 6 . 9 percent. An additional 3 . 5 percent <br /> shall be added to the fee upon payment for processing and <br /> administering the program. <br /> (Resolution R-91-327) <br /> 4 . Dedication of a 30 ' X 30' corner cutoff (snipe) at intersection <br /> of Dawes Avenue and East Main Street shall be required. <br /> (Planning Title Section 9-9430 , 9-9431) <br /> 5 . The frontage improvements for Dawes Avenue shall be constructed <br /> in conformance with the standards for one-half of a 50-foot <br /> right-of-way local residential street. The frontage <br /> improvements for East Main street shall be constructed in <br /> conformance with the standards for one-half of an 84-foot <br /> right-of-way minor arterial street. <br /> (Planning Title Section 9-9430, 9-9433) <br /> 6 . All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> 7 . The City of Stockton shall verify that the appropriate Right <br /> of Service Units (R.O. S.U. ) for sanitary sewer have been paid <br /> for the proposed subdivision prior to approval of the Parcel <br /> Map. (New sewer laterals shall be required when parcels 1, 2 , <br /> & 3 are developed. Approvals for sewer hook-up from City of <br /> Stockton and County will be required prior to issue building <br /> permit. ) (Planning Title Section 9-10003) <br /> 8 . Segregation of services and fees for the sanitary sewer shall <br /> be applied for. (Planning Title Section 9-10003) <br /> 9 .
