Those Conditions followed by a Section Number <br /> have been identified as ordinance requirements pertinent to this application. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative map <br /> dated June 23, 2006. <br /> b RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Final Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniences or discomforts shall not be considered to be a nuisance. <br /> c LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 60 feet, measured a distance of 20 feet back from <br /> the front lot line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 6,000 square feet. (Development Title Section 9- <br /> 310.3) <br /> d. TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance. (Development Title Section 9-1505.2) <br /> (1) No grade changes shall occur within six feet of the trunk of the tree. (Development Title <br /> Section 9-1505(a)[1]) <br /> (2) No grade changes shall occur that entail removing or adding more than six inches of soil in the <br /> protected zone of the tree. (Development Title Section 9-1505(a)[2]) <br /> (3) Any grade changes within the protected zone of the tree shall be accomplished so as to prevent <br /> soil compaction and injury to or removal of the tree's roots. (Development Title Section 9- <br /> 1505(a)[41) <br /> (4) Before grading operations may commence, a minimum five foot high chain link fence or other <br /> comparable protective fencing shall be installed at the outermost edge of the protected zone of <br /> each tree or group of trees.
